KITOPI, a ghost kitchen management company based in Dubai, recently planned a construction of a new headquarters in the historic Navy Yards warehouse. To maximize flexibility and efficiency, the design was made to fit within the rigid structure of the warehouse. The original masonry load-bearing walls were left exposed and served as a foundation for the floor plan. The space was fitted with industrial steel frame glass partitions to create intimate offices and conference rooms, while large skylights were installed to provide natural lighting and minimize the use of artificial lighting. Formal and semi-formal workspaces were incorporated to promote collaboration and communication. Signature teal accents were introduced throughout the space to elevate the brand identity.
